Introduction

We are delighted to welcome you and hope you have a pleasant stay. Our houses are equipped to meet your vacation needs, offering comfortable furniture, cozy bedding, tableware, bed linens, bath towels, and pool towels.

Upon your arrival, you may inspect the property and report any minor issues within 24 hours so we can promptly address them.

Please note that subletting or transferring your booking requires the owner’s written consent.


1. Security Deposit

For all bookings, a bank imprint of €1,000 will be taken as a security deposit upon arrival. This imprint is mandatory and must be accepted when booking.

This deposit covers potential material damages or violations of the house rules.
It will not be charged unless damages or violations are noted.
If no damage is observed at the end of the stay, the imprint will be automatically canceled without charge.

By confirming your booking, you acknowledge and accept this security deposit condition.


2. Check-in and Check-out

  • Check-in: The rental property will be available from 4:00 PM on the day of arrival.
    Our team will be present to hand over the keys and provide a property tour.

    If you plan to arrive later (after 9:00 PM), please inform us in advance.

  • Check-out: The property must be vacated by 10:00 AM on the day of departure.

    Late check-outs must be requested in advance and may incur additional charges.


3. Number of Guests and External Visitors

The rental is provided for the exact number of guests specified in the rental agreement.
If you wish to host visitors during your stay, prior approval from us is required.

  • Visitors are allowed (upon approval) between 11:00 AM and 11:00 PM.
  • Any approved visitors must present their ID to the housekeeper for registration.
  • Unregistered visitors are not permitted to stay overnight and must leave by 11:00 PM.

Maximum occupancy limits:

  • Villa Najma: 10 guests
  • Villa Khmissa: 12 guests
  • Villa Koulchi: 22 guests

Exceeding the occupancy limit without prior approval constitutes a breach of contract and may result in immediate cancellation without a refund.

Tenants are responsible for their visitors’ behavior and must ensure they also adhere to the house rules. Non-compliance may lead to immediate termination of the rental agreement.

4. Quiet Hours and Neighborhood Respect

Tenants agree to maintain the peace of the neighborhood and limit noise:

  • Between 9:00 PM and midnight, reduce noise levels.
  • All music must stop after midnight.

5. Parties and Events

Parties, gatherings, or events are strictly prohibited without prior written consent from the owner.

  • Commercial filming and other professional uses of the property are also strictly forbidden.

6. Property Usage and Equipment Care

Tenants must respect the property throughout their stay and use the facilities appropriately.

  • The kitchen utensils and spices provided are for your convenience.

  • When using the dishwasher, remove food residues and pre-rinse dishes to avoid clogging.

  • Solid objects (e.g., bottle caps, glass pieces, bones) must not be left on dishes placed in the dishwasher.

    • Important: Failure to follow these rules may result in repair costs being charged to the tenant if the dishwasher malfunctions due to misuse.
  • Furniture must not be moved.

  • In case of accidents or breakage, tenants are required to inform on-site staff immediately. Costs for repair or replacement will be charged to the tenant.

  • Wi-Fi Password: The Wi-Fi password is confidential and should not be shared with anyone outside your group.


7. Liability for Theft or Loss

The property owner is not responsible for theft or loss of personal belongings.

  • Safes are available in several rooms. Please change the password when using them and leave them open upon departure.
  • Always lock doors and windows when leaving the property.

8. Cleanliness and Maintenance

Tenants agree to keep the villa clean and in good condition during their stay.

  • Damages or losses to the villa, its furniture, or equipment must be reported immediately. Costs for repair or replacement will be borne by the tenant.

  • A housekeeper is available daily (included in the rental) to clean common areas, maintain bedrooms, and assist with the kitchen (e.g., washing and tidying dishes, emptying trash).


9. Use of Bath and Pool Towels

  • Bath towels are for indoor use only (bathrooms, bedrooms).

  • Pool towels are for use around the pool or in outdoor areas.

  • Bath towels are replaced every 3 days. If earlier replacement is needed, leave the towel on the floor for the housekeeper.

  • Please do not misuse bath towels (e.g., as bath mats).

  • Pool towels should be hung to dry after use.

  • Towels must remain on the property and should not be taken to the beach or off-site.


10. Toilet Usage (Natural Septic Systems)

The villa’s toilets are connected to natural septic systems that require specific care:

  • Only toilet paper may be flushed.
  • Other items (e.g., wipes, sanitary products, cotton swabs) must be disposed of in the designated trash bins.
  • Do not flush oils, fats, or chemicals down the toilets.

Damage caused by misuse will result in repair costs charged to the tenant.


11. General Safety Guidelines

  • Do not leave appliances or electronic devices running when unattended.

  • The villa is equipped with smoke detectors and a fire hose (in the inner garden).

    • The fire hose is for use by firefighters or authorized staff only.
  • Children:

    • Do not leave children unattended inside the villa or in communal areas.
    • Children are not permitted to roam in the olive grove or surrounding areas unsupervised.

12. Lights and Electrical Devices

  • Turn off lights when leaving a room or the villa to conserve energy.
  • Before sleeping, ensure unnecessary lights and devices (e.g., fans, air conditioners) are off.

13. Fireplace Use

The open fireplace is available for use, and wood is provided.

  • Only the provided wood may be used. Do not use coal, paper, or other materials.
  • Fires must be monitored by a responsible adult and extinguished before leaving the room or sleeping.

The owner is not liable for accidents caused by improper use of the fireplace.


14. Smoking Policy

The villa is non-smoking indoors.

  • Ashtrays are provided outside (on the terrace and pool house). Please do not leave cigarette butts in the garden.
  • The use of illegal substances is strictly forbidden, even in outdoor areas.

15. Pets

Pets are not allowed.

The property is home to the following animals:

  • Félix: A male Sloughi dog, 2 years old, vaccinated and pest-treated.
  • Bluetooth: A female cat, 8 months old, also vaccinated and pest-treated.
  • Tortoises: A group of land tortoises roaming the gardens.

These animals are cared for by the housekeeper. They may approach the terrace or pool but are not allowed inside the house.

16. Pool Rules

The pool is for tenant use only. To ensure safety and maintain cleanliness, the following rules must be observed:

  • Shower before entering the pool to remove sunscreen, oils, or lotions.
  • No diving or jumping into the pool.
  • Children must be supervised at all times.
  • Glassware is prohibited near the pool area; unbreakable cups and plates are provided for outdoor use.
  • Do not tamper with pool equipment or filtration systems.

17. Outdoor Areas and Gardening

The villa’s outdoor areas, including the olive grove, garden, and terrace, are to be enjoyed responsibly.

  • Fires or barbecues are not permitted outside designated areas.
  • Do not pick plants, flowers, or fruits unless explicitly allowed by the housekeeper.
  • Avoid damaging lawn and garden decorations or walking on freshly sown areas.

18. Emergencies

In case of emergencies, tenants should immediately contact the property owner or housekeeper.

  • Emergency numbers:

The villa is equipped with a first-aid kit, located in the main kitchen.


19. Check-In and Check-Out

Late check-outs must be agreed upon in advance and may incur additional fees.

Upon check-out:

  • Return all keys to the housekeeper or as instructed.

20. Penalties for Breach of Rules

Failure to adhere to the villa’s rules may result in:

  • Fines deducted from the security deposit.
  • Termination of the rental agreement without refund, in extreme cases.

By staying at the villa, tenants acknowledge and agree to follow all house rules outlined in this document.
